Kutub Boulevard retail design begins with a decision to preserve rather than displace. In Architecture + Design, “Heritage Meets Haute” presents the completed 2024 project in Mehrauli, New Delhi. Moreover, the feature connects Zhabitat Collective | Habitat Architects with context-led retail architecture near Qutub Minar. The project turns an existing ecological anchor into the organising idea for a contemporary shopping destination.

Kutub Boulevard retail design preserves the peepal tree

At the project’s centre, a centuries-old peepal tree shapes the architecture around it. Therefore, the design treats nature as an active partner rather than visual decoration. The tree passes through the Rohit Bal showroom façade and links indoor and outdoor spaces. In addition, its canopy provides shade while reinforcing cultural continuity. This choice transformed a site constraint into a memorable retail identity.

Retail movement around a living centre

A central courtyard works as both passageway and communal gathering space. Meanwhile, the open-air plan draws daylight into the visitor route. Arched colonnades and sheltered walkways establish rhythm, pause and legibility. Consequently, visitors move through several focal points without losing the project’s visual unity. Each retail space retains its own character within the shared architectural language.

Materials grounded in Delhi

The palette combines locally sourced sandstone, exposed brick and reclaimed wood. Moreover, these tactile materials connect the project with Delhi’s architectural heritage. Perforated screens reinterpret traditional jaali patterns and filter strong sunlight. Therefore, the façade creates shade, reduces solar heat gain and produces changing light. Minimal detailing gives the heritage references a contemporary retail expression.

Heritage supporting commerce

Kutub Boulevard positions commercial experience within cultural and ecological context. However, preservation does not limit the demands of modern retail. Smart security and energy-efficient lighting support brands, visitors and daily operations. In addition, comfortable shaded routes encourage longer, more meaningful visits. The project shows how environmental judgment can strengthen destination value.
