Why not do what the market already understands—row housing, standardized villas, faster delivery, predictable margins?

The honest answer is: we didn’t want to build another gated community.
We wanted to build an estate—something with a longer horizon, a clearer philosophy, and a more dignified relationship with the city it sits within.

Signature Estates was conceived as a 101-acre environment with 93 bespoke villas because we believed a certain segment of Hyderabad is ready for a different kind of residential living: quieter, more private, more deliberate. Not luxury as decoration—luxury as planning, space, and ease.

From day one, our aspiration was to create a place that feels resolved.
A project where the masterplan isn’t an afterthought, and where the resident experience has been considered at every scale—from arrival sequences to internal privacy gradients to how daily movement feels on foot.

The word “bespoke” gets used too casually in real estate.

That is also why collaborating with Habitat Architects made sense.

They pushed us—especially on planning discipline and experience design. And in a project like this, those are the decisions that separate “expensive” from “exceptional.”

The opening event reinforced something we felt early on:
